A quit claim deed is a legal document through which a person can transfer his/her share of interest to someone else. This deed is considered as the easiest way to transfer all the interest in a property.
When you sell a property, you need to transfer the interest to the buyer and this can be done by using a Quit Claim Deed. The deed then needs to be filed with the county in your state to make it legally valid.
Research has shown that if a property is sold to new owner but the quit claim deed has not been implemented, then the old owner of the property still has some interest in the property. However if the previous owner signs a quit claim deed, this mistake can be rectified and all the interest in the property can be transferred to the new owner.
However, there are some limitations of quit claim deed. This deed only transfers whatever rights a person has in the property. It does not guarantee that others cannot claim an interest in the property. Also, if there is a mortgage loan taken against the property, the quit claim deed does not transfer the loan to the person getting property rights through it.
